This scheme allows customers to build a verifiable payment history, which eventually helps them qualify for institutional mortgage loans. MilikiRumah collaborates with local real estate developers to construct build-to-order landed houses, primarily in the Greater Jakarta area. During the rental period, the property title is jointly held by MilikiRumah and the partner developer. Upon completion of the payment plan, the resident can secure a conventional mortgage and take full ownership.
To finance these projects, MilikiRumah is raising capital through its "MilikiRumah Rent-To-Own Fund 1," a private equity fund aiming to secure $50 million. The fund targets institutional investors like family offices, private equity firms, and philanthropic foundations. Capital is deployed into joint ventures with developers to acquire land and construct the homes. The firm has already secured seed funding from investors including PropertyGuru co-founder Jani Rautiainen.
