Catarina Fashion Outlet is a premium open-air retail center located at kilometer 60 of the Castello Branco Highway in São Roque, Brazil. Developed and implemented by JHSF Malls, a subsidiary of JHSF Participações S.A., it was inaugurated on October 18, 2014. The initial project was designed by architect Paulo Baruki and landscape artist Maria João D'Orey, with subsequent collaborations involving Sig Bergamin and Murilo Lomas. The outlet is a key component of the larger Parque Catarina, a 7-million-square-meter mixed-use development by JHSF that also includes an executive airport and a corporate center.
The business operates as a high-end outlet mall, leasing space to over 300 national and international brands in fashion, beauty, decor, and dining. Its business model focuses on attracting a customer base interested in luxury and premium brands at discounted prices, typically targeting consumers from the high-end A-class demographic. The outlet is recognized for housing exclusive brands such as Burberry, Gucci, Dolce & Gabbana, and Salvatore Ferragamo, alongside a comprehensive collection of international sports brands like Nike and Adidas. Revenue is generated through the leasing of its Gross Leasable Area (GLA) to retail tenants and from shopping center operations. The property is co-owned by JHSF Malls and real estate investment funds, including XP Malls (XPML11).
Since its opening, Catarina Fashion Outlet has undergone three major expansions in 2015, 2018, and 2023, which nearly doubled its size. The latest expansion added 22,000 square meters of GLA, bringing the total to over 51,000 square meters. This growth introduced new entertainment options, including cinema screens, and expanded its dining and retail offerings to enhance visitor experience and increase dwell time. The complex provides extensive infrastructure, including parking, concierge services, and amenities such as electric vehicle charging stations, positioning itself not just as a shopping destination but also as a leisure and entertainment hub.
