StayHome operates in the French real estate finance market, providing an alternative liquidity solution for property owners who are ineligible for traditional bank financing. The company was co-founded by Christian Lachaux and Patrick Drack, who officially launched the "portage immobilier" (real estate portage) concept under the StayHome brand in 2015. Lachaux, with a background in real estate, conceptualized the solution after personally experiencing financial difficulties. Drack brought 15 years of banking and financial management experience, having previously served as a CFO, where he handled an IPO and international development. Their joint ambition was to create a way for individuals to leverage the value of their homes without relying on banks.
The core of StayHome's business is the "portage immobilier," a model based on a sale with a repurchase option. This allows property owners to sell their property (or a share of it) to investors to generate immediate cash flow, while retaining the right to live in the property or receive rental income if it is leased. The seller then has a period of up to ten years to repurchase the property at a predetermined price. This structure serves individuals and professionals needing to manage debt, finance personal or professional projects, or optimize their assets, without facing restrictions based on age, health, or income.
StayHome's revenue is derived from fees associated with structuring these transactions. The company facilitates the entire process, from evaluating the property and finding investors within its community to managing the legal and administrative aspects of the sale and eventual buy-back. The platform connects property owners with a community of private investors looking for ethical and responsible investment opportunities in the real economy. For these investors, StayHome offers two main products: "Portimo," which provides monthly rental income with tax advantages under the LMNP (Loueur en Meublé Non Professionnel) status, and "Leasimo," which involves purchasing the bare ownership (nue-propriété) for a tax-free return when the property is repurchased. Since 2015, the platform has facilitated nearly €100 million in investments from individuals.
