Skanssi is a major shopping center located in the Skanssi district of Turku, Finland, approximately four kilometers from the city center. The operating company, Kauppakeskus Skanssi Oy, was founded in 2007, and the shopping center opened to the public on April 17, 2009. It was designed by Arkkitehtitoimisto Pekka Helin & Co Oy and developed by CapMan Real Estate, which managed the property from its construction until a sale in 2017 to a fund managed by CBRE Global Investors. As of April 2025, the center is owned by a fund managed by Swiss Life Asset Managers, with Trevian Asset Management Oy serving as the operating partner for commercial management and development.
The shopping center features approximately 100 stores across a leasable area of around 40,000 square meters. Its business model is based on leasing retail space to a wide range of tenants, including fashion, sports, and home goods retailers, as well as numerous services and restaurants. Key anchor tenants include K-Citymarket, H&M, and XXL Sports & Outdoor. The center serves shoppers in the Turku region, offering a mix of retail, dining, and leisure activities, such as an adjacent adventure park and children's play areas. Skanssi has established a strong profile for its commitment to environmental sustainability. It was the first shopping center in Europe to achieve both a LEED certification during its construction phase (2010) and a LEED Platinum rating for its operations (2017). The center utilizes geoenergy and has its own solar power plant and beehives on the roof. In 2022 and 2025, it received the highest 'Outstanding' rating for its property asset in the BREEAM In-Use environmental certification, making it the first in Finland to do so. This focus on sustainability has been recognized with several awards, including the 'Trade of the Year' award in 2019 from the Turku Chamber of Commerce for its systematic communication of its responsibility efforts.
