Disclosures.io was established in 2016 and is a product of the Y Combinator S17 batch. The company was founded by Adam Gothelf, Brian Sloss, and Paul Nichols. The founders' backgrounds are deeply rooted in the real estate industry; Gothelf, the former CEO, worked as a Realtor® for over seven years, and both his and Sloss's (CPO) parents were real estate agents. Nichols, the CTO, brought his experience as a homebuyer to the team. This firsthand knowledge of the industry's complexities fueled the creation of the platform.
The firm provides a platform designed for real estate professionals to centralize the management, marketing, and sale of property listings. Its primary clients are real estate agents and brokerages. The business operates within the property technology market, aiming to increase transparency and efficiency in real estate transactions. In August 2020, Disclosures.io was acquired by HomeLight and now powers the HomeLight Listing Management platform, extending its services nationwide. The platform offers both a free basic membership and a pro membership for a monthly fee.
The service revolves around creating a comprehensive and secure online "Listing Information Package". This package consolidates all pertinent property documents, such as seller disclosures, inspection reports, HOA documents, and marketing materials, which can be easily shared with potential buyers. A key feature is the ability for agents to track buyer interest by monitoring who has viewed the package and for how long. The platform also includes a dashboard to manage and compare offers side-by-side, streamlining the offer review process for sellers. This approach of providing detailed information upfront aims to create more informed buyers, drive competition, and facilitate faster, non-contingent offers.
