Brookfield India Real Estate Trust (BIRET) is India's first 100% institutionally managed Real Estate Investment Trust (REIT). The trust was formally established on July 17, 2020, and registered with the Securities and Exchange Board of India (SEBI) on September 14, 2020. Its units were listed on the BSE and NSE following a successful Initial Public Offering (IPO) in February 2021, which raised ₹3,800 crore.
BIRET's business model is centered on owning and operating a portfolio of high-quality, income-generating commercial real estate assets in key Indian markets. The primary source of revenue is rental income from leasing these properties to a diversified base of high-quality tenants, including multinational corporations like Barclays, Cognizant, and Accenture. The trust aims to provide stable and sustainable distributions to its unitholders and achieve long-term capital appreciation. Its portfolio consists of Grade-A office parks, strategically located in the gateway cities of Mumbai, Gurugram, Noida, and Kolkata. As of March 2025, the portfolio was valued at ₹380 billion and comprised ten assets with a total leasable area of 29 million square feet.
The trust is sponsored by an affiliate of Brookfield Asset Management (BAM), a global alternative asset manager with a long history in real estate. The portfolio is managed by Brookprop Management Services Private Limited, also an affiliate of BAM, which leverages its global expertise for efficient asset operation and value enhancement. The management team, led by CEO Alok Aggarwal, possesses extensive experience in the real estate sector. BIRET has pursued strategic growth, including doubling its portfolio through acquisitions in partnership with GIC and acquiring a commercial portfolio from Bharti Enterprises, which made Bharti the second-largest unitholder.
